SIDING MAINTENANCE
The first thing we recommend for all homeowners is to to perform a visual check of your siding, flashing and caulking. This inspection should be performed every spring as our Colorado temperatures begin to rise. This change in weather causes our exterior home materials to expand and contract. The expansion and contracting of our home's siding can lead to paint peeling, cracking or flaking. It also puts a strain on the caulking, particularly caulking that seals two different types building materials. These materials expand and contract at different rates, so older or inferior caulking often fails. These failures or deteriorations can result in extreme damage to the underneath sheathing or framing of your home (see photos below). Also, some homes were built with older technologies, or shall we say with less care. The lack of siding & window flashing and/or counter flashing lead to the entrapment of moisture. Water seeps into these improperly constructed areas from snowmelt and rain. The proceeding wood rot (see photo above) often starts on the back side of the siding or trim material. The resulting question we get so many times is, "Why did my siding just rot all of a sudden?" Most likely, the rot started years ago from lack of proper maintenance or improper construction techniques. Don't wait or delay - develop a habit of performing this visual self-inspection every year. And, don't hesitate to call a siding professional or certified home improvement contractor to inspect any areas of concern.
SIDING REPAIR
The good news is repairs are available for any home siding provided the warning signs are taken seriously. Hopefully we catch things early and we'll just have to perform some caulking touch-up or repair. Some types of siding can be removed and replaced piece by piece. For some homes we can perform a repair by replacing sections of deteriorated siding. This partial replacement can be purposely done to create a new home exterior design. Another repair that is popular is to update your home's siding by installing proper flashing and/or counter flashing. The flashing materials are manufactured from galvanized steel or aluminum to hold up to the Colorado weather. And, these repairs will extend the life of your siding, windows and your home. SIDING REPLACEMENT
A home siding replacement, whether it's being chosen out of necessity or you just want a fresh low-maintenance exterior, is performed by using one of two methods - full overlay or full demo & installation. Some existing siding like T1-11 plywood or hardboard siding can be good candidates for a siding overlay. This technique saves the customer time and money. If your home's siding is in relative good condition this overlay provides a good alternative to a messy removal process. Thus, reducing labor and making this type of siding project an affordable solution to siding replacement. The more traditional siding replacement includes the removal of the existing siding, installation of a vapor and/or moisture barrier and the application of the new siding material. This method is similar to that of applying siding to a newly constructed home. This siding solution also allows for the utilization of more design features by installing mixed exterior/siding material types. These can include the design and texture variations of smooth siding & trim, wood-grain siding & trim, cultured stone (mortared joints or dry stack), natural stone, metals (horizontal or vertical), cedar wood siding and/or trim, vinyl siding, fiber-cement siding, fiber-cement panels (smooth & textured), composite trims (smooth or textured) and more.
